The initiative is part of East Thames’ commitment to providing the best possible value for their residents, and to providing a more cost effective means of servicing and maintaining central heating systems throughout the association’s 13,500 homes.
MagnaClean Industrial is a heavy duty magnetic filtration unit designed to remove the damaging iron oxide deposits and sludge within demanding residential and commercial environments. Having purged the system, ongoing operation of the central heating is trouble-free as the water circulates through what is effectively a ‘protected’ iron oxide-free zone.
Keith Deane, Gas Contract Manager at East Thames believes the preventative approach to maintenance fits perfectly with the association’s drive for both a better service and better value for residents.
“We’re pleased with the early results. Since the initial installation, two further filters have been installed at similar developments and we’ll be incorporating the use of MagnaClean Industrial within our service maintenance programmes at similar sites in the future.”
As a Registered Social Landlord (RSL), East Thames has to review maintenance and repair costs in all areas. Historically, central heating system maintenance costs in similar properties, particularly the older developments, escalate and require more time and money as the system ages.
According to ADEY’s National Sales Director Roger Williams, it’s an approach being adopted by many other similar organisations up and down the country.
“When you consider the costs and disruption of replacing an entire system on this scale including associated pipe work, wherever possible it makes far more sense to consider improving the performance of the existing system, reducing the capital outlay and extending its life,” he says.
“MagnaClean Industrial has been designed to meet this need. The technology is proven and also makes sound environmental sense as carbon emissions are reduced as well.”
